Paul Stevens: Building Wealth Through Property and Purpose

Just Property CEO Paul Stevens is featured as the Master Investor in the August 2026 issue of REI Magazine. In the profile, he traces his journey from a farm in the Free State to leading a national property group, and shares the investment principles that have guided him along the way.

His core message is simple. Property is not a get-rich-quick game. “It’s a get-rich-slow investment,” he says.

Lessons from the farm

Paul grew up on a farm outside Ficksburg in the Free State. That’s where he learnt patience: on a farm, the seasons decide the outcome and rewards come only through consistent effort over time.

“My parents instilled values that have remained with me throughout my life,” he says. “Hard work, integrity, resilience and respect for others were simply part of growing up.”

He believes those early lessons translate directly into investing. “The principles of farming aren’t very different from investing. You prepare well, you make good decisions, you stay disciplined and then you allow time to do the work.”

People before property

Paul didn’t start out studying finance, economics or property. He studied psychology, which he now counts among the most valuable decisions he ever made.

“I’ve always been fascinated by people,” he says. “I wanted to understand what motivates them, how they make decisions and why relationships matter.”

That background shapes how he sees the industry. Buying a first home, growing a family, building a portfolio, selling a home full of memories: every transaction is a human story. “Property has never really been about buildings,” he says. “It’s about helping people create better lives.”

A world of experience

After graduating, Paul travelled the world and later worked aboard luxury yachts, where service standards were uncompromising and attention to detail was everything.

“It taught me that people don’t always remember every detail of a transaction,” he says. “But they always remember how you made them feel.”

That lesson remains at the heart of Just Property’s customer-first approach today.

The power of recurring income

Back in South Africa, Paul first launched a digital photography business. Then he bought a Just Letting franchise, a move he describes as the defining business decision of his life.

The rental market showed him the power of recurring income. Unlike one-off sales, rentals create ongoing relationships built on trust, consistency, service and patience.

“I realised sustainable businesses aren’t built transaction by transaction,” he says. “They’re built relationship by relationship.” That philosophy still underpins Just Property.

Building a portfolio, one sound decision at a time

Running a rental business led Paul naturally to property investing. He built his own portfolio, focusing mainly on sectional title residential properties, and also explored self-storage and other income-producing assets.

Every acquisition taught him the same thing: property rewards discipline far more often than speculation. His approach comes down to four principles:

  • Buy quality.
  • Understand the numbers.
  • Manage debt responsibly.
  • Be patient, and let time compound your returns.

It sounds simple. As Paul points out, though, simple and easy are rarely the same thing.

The investor’s mindset

One of Paul’s greatest strengths is keeping emotion out of investment decisions. Markets rise and fall, interest rates change and headlines come and go, but disciplined investors stay focused.

“The biggest mistake people make is believing they need to perfectly time the market,” he says. “You don’t. What matters is consistently making good decisions over many years.”

He believes successful investing depends less on intelligence than on behaviour, an idea reinforced by one of his favourite books, The Psychology of Money by Morgan Housel. Financial success, he has found, rarely comes from dramatic moves. It comes from small, sensible decisions repeated consistently over decades.

Curiosity as a competitive advantage

If one trait defines Paul, it’s curiosity. He reads constantly, travels whenever he can and studies emerging technologies. Lately, that includes artificial intelligence, though not because he thinks technology will replace people. “I believe AI gives people the opportunity to become even better at what they already do,” he says. “The moment you think you know everything is usually the moment you stop growing.”

The road ahead

Looking back, Paul sees a common thread running through every chapter: relationships, integrity, patience, curiosity and a belief that property is about far more than buildings. It’s about creating opportunities, financial freedom and choices.

“Property has never made me wealthy overnight,” he says. “What it has given me is something even more valuable: the freedom to create choices, opportunities and a lasting legacy.”
